Dated, overpriced, good service

Property is well located, just walking distance from some good restaurants and attractions, however, it is dated and overpriced, it needs an urgent renovation, especially in rooms, bathrooms, A/C and furniture, beds are okay.
Reception staff is great, but restaurant looks like an old highway hotel restaurant.
