Overview

If a perfect, all-inclusive Cancun family resort exists, it’s Fiesta Americana Condesa Cancun All Inclusive. The resort checks off all the boxes when it comes to planning an all-inclusive getaway with kids, starting with its location in Cancun’s Hotel Zone, right on the teal-blue Caribbean Sea.

All-inclusive rates include overnight accommodations in beautiful guestrooms and suites with balconies; access to a dozen-plus restaurants, from casual to fine dining establishments; wonderful kids’ programming (Fiesta Kids Club for youngsters and a Teen Club for the older set), swimming pools galore (including the ever-important pirate ship with waterslide for kids), a daily schedule of organized activities; and live entertainment.

But our favorite part about Fiesta Americana Condesa Cancun All Inclusive is the resort’s appreciation and inclusion of Mexican culture. The resort hosts Mexicana parties by the pools every Wednesday, with friendly staff in traditional Mexican dress serving warm churros, caramel apples and other treats, and performing traditional Mexican songs and dances. Another cultural event we love is the Mexican dinner — an over-the-top, giant buffet of Mexican specialties. The event, hosted every Wednesday, includes Mariachi band performances. Be sure to make a reservation for the Mexican dinner when you arrive — you don’t want to miss this unique event!

Of course, the resort also offers cultural excursions to local sites, including Xcaret and Chichen Itza.

Find the Best Price for Your Stay

The Fiesta Americana Condesa All Inclusive offers standard guestrooms and suites. All guestrooms have balconies, coffee and tea makers, and mini-fridges that are re-stocked with alcohol, juice, and water daily.

Cribs and rollaway beds are available. Note that rollaway beds cannot be added to a room with two double beds, but cribs can be added to any room. Connecting rooms are available for large groups; the master suites (16) and governor suites (two) have access to the room next door, allowing them to easily become family suites.

Premium Rooms

Premium Rooms are outfitted with one king or two double beds and come with the following views: Garden, Lagoon (pools), Ocean View (partial view of ocean), and Oceanfront (full view of ocean). Premium Rooms can sleep up to four guests comfortably; a crib can be added to the double rooms if necessary. Many Premium Rooms have showers only; if a bathtub is important to you, be sure to note this when making your reservation.

Suites

Most suites also sleep up to four guests, with a king bed in a private bedroom and a living area with a sleeper sofa. The Presidential Suite is the exception, with space for up to six guests. All suites have both tubs and showers.

We had the best trip with excellent service. Rosalia took care of us everyday! She really cares about the guests at the resort. You need to come stay at this resort for the food, people and atmosphere. Carlene the hostess at the cevicheria greeted us with a smile and was very nice. Pedro and Felix were excellent waiters! The chef Marcos knows how to cook up some great food!

We just visited this establishment the first week of November. It was our first time in Cancun. Our stay was wonderful. The staff was extremely attentive and friendly. From the bartenders at the pool, the wait staff at the buffet and restaurants I was impressed by everyone daily. The entire resort is extremely clean. I would definitely recommend staying here if you are looking for a great stay in Cancun. I have never stayed anywhere where I felt more welcome than at this resort. During our stay we forgot our family pics we took during the stay. I called the front desk to see if they were found. They have been so accommodating in trying to get the pictures shipped to me and again, I am so thankful I stayed here.

Family Activities

Beach

The hotel is located right on the beach, with easy access to the sand and surf. Loungers and umbrellas are available along the beach at no additional charge.

Pools

The hotel offers several pools that interconnect and wind their way through the property. One of the pools has a pirate ship with a waterslide that's fun for little kids, and families can be seen swimming in the adjacent activity pool.

Be sure to stick around the pools for the Mexicana party every Wednesday, when resort staff wear traditional Mexican dress, play and dance to traditional Mexican songs, hand out local treats, and more.

Fiesta Kids Club

The Fiesta Kids Club offers activities for children ages 4 to 12. The fun includes Foosball tables, a ball pit, and cultural activities such as pinata making! Children under age 4 are welcome in the kids' club if supervised by an adult.

Teen Club

Teens have a hangout of their own, complete with video games and game tables. It is designed for ages 13 and up; children under 12 are welcome to visit the club with an adult.

Entertainment

The resort offers live entertainment on select nights throughout the week; most performances take place in the onsite theater. Popular events include Retro Night, where performers sing and dance to favorite tunes from the 50s, 60s, 70s, 80s and 90s for all-ages fun!

Water Sports

Aqua World, which is not affiliated with the hotel, offers water sports rentals for an additional fee.

Excursions

The hotel offers an in-house tour agency for families who'd like to explore beyond the property. Most tours cover transportation, with excursion options including cenotes (natural sinkholes), Xcaret, and Chichen Itza.

Family Dining

The hotel offers 12 onsite dining options, all of which are kid-friendly. Highchairs are available.

Cantina

The Cantina serves Mexican favorites (tacos and quesadillas) in a casual, no frills space. Enjoy your food with a Mexican beer or cocktail.

Deli and Gift Shop

Inside of the gift shop is a small deli, where you can order sandwiches or satisfy your sweet tooth with a pastry.

El Mexicano

El Mexicano offers a fine-dining experience for traditional Mexican food. Reservations are encouraged.

Gelateria

Visit the gelateria for gelato, churros and other sweet treats.

Kalmia

Kalmia offers a buffet for breakfast and lunch. You can expect all the favorites you'd enjoy back home -- made-to-order omeletes, pancakes, French toast, bacon and the like -- plus local dishes.

K'ambu

K'ambu is the sister restaurant to Kalmia; it offers the same buffet. The only difference is K'ambu offers covered, outdoor seating. (Kalmia is air-conditioned and fully enclosed).

La Cevicheria

Of all the restaurants at Fiesta Americana Condesa, La Cevicheria is our favorite. The restaurant serves chips and guacamole, fish tacos, tostadas, and the like in an open-air setting with views of the ocean. It's also just steps from the pools!

Rosato

Reservations are required for Rosato, a fine-dining Italian restaurant.

Trattoria

Craving Italian in Mexico? Head to Trattoria for delicious pizzas.

The Grill

Situated poolside, The Grill offers sandwiches, salads, smoothies and other light fare.

San Telmo

San Telmo specializes in steak and seafood. Reservations are a must.

Sushi Corner

Head to Sushi Corner for your favorite sushi rolls. It's located at the deli, in the gift shop. Covered, outdoor seating is available.

All About the Extras

Babysitting
Babysitting service is available for $15 USD for one child, $18 USD for two children, or $20 for three children. If you need a babysitter after 10 p.m., an extra $15 USD is required to pay for the nanny's transportation service. All fees include VAT.

Fitness Programs
Yes, the hotel has a fitness center with all manner of equipment for your workout. But what's better is the high-intensity Tabata training that's offered on the beach. It's one of the best (and toughest!) workouts we've ever experienced! The Zumba classes are also great and totally family-friendly.

The Best Time to Visit

Looking for the cheapest deal? Mid-August to mid-December (hurricane season) yield the lowest rates. The crowds pick up again around the winter holidays, when many families escape to Cancun in search of warm weather.

Getting There

The resort provides shuttle service to and from Cancun International Airport, about 20 minutes away. While transportation is included in rates, tips are appreciated.

Getting Around

It's easy to get around the resort on foot, with or without a stroller.

Miiluma Spa
Treat yourself to Miiluma Spa, where services include heavenly massages, facials, scrubs, manicures, and pedicures. Be sure to make time for the steam room and Jacuzzi tubs before or after your treatment! The spa is open between 6:30 a.m. and 10 p.m. daily.
