First, the good: location on the water is close enough to walk to many restaurants and local attractions, staff is helpful for the most part, parking is easy and right outside the building.
Now, the not-so-good: the units are small and have no functional kitchen (no stove or dishwasher), A/C was mediocre at best, and the tub/shower combos would be nearly impossible for older people or those with mobility issues to get in and out of. Lobby and the floor we stayed on were muggy and sticky feeling.
Had to request another room after one night due to inexplicable musty/moldy odor in first unit and were relocated to another floor, which was much better. Definitely ask the front desk if anything seems awry.
Bottom line, for a weekend, this place would be perfect, but for longer stays, I would choose one of the other properties in the area with larger units.

What a nice surprise! Very private and quiet, just off the beaten path. Within walking distance to just about everything Newport has to offer. Every room has a view of Newport Harbor. Check-in and all amenities are located at the sister resort right across the street. It would have been perfect if there were patios off the rooms, although there is a rooftop deck that was open until sunset. Perhaps it is because we went just at the end of the season, but grocery stores and restaurants all closed at 10PM. We did find a Stop and Shop open until midnight. One thing we didn't care for was that the air conditioner is in the living room with very little cool air passing through to the bedroom. It was too stuffy for us. We prefer it cool when we are sleeping.
